What’s the FlexSpace Observatory?
The FlexSpace Observatory exists for one simple reason: we think the coworking and flex workspace industry needs better data and easier access to it.
It’s a data-led initiative powered by Nexudus, built to help operators, investors, and industry professionals understand how coworking and flexible workspaces actually perform. Not based on surveys. Not hidden behind forms. Just real operational data, shared openly.
The insights come from anonymised data across 3,000+ coworking and flex space locations, collected over more than a decade, in over 90 countries. It’s one of the broadest views of the industry available today.

Each edition of the FlexSpace Observatory takes a focused look at how coworking and flex spaces are being used globally and, just as importantly, by region.
We update the Observatory every quarter. The current editions cover:
- How resources are really used
We analyse demand for desks, meeting rooms, event spaces, etc, looking at when spaces are busy, when they’re not, and where operational pressure tends to show up.
Alongside global patterns, we include deeper regional views for the US, the UK, and Spain, because what “normal” looks like depends very much on where you are.

Member tenure tells you a lot about the health of a workspace.
We look at how long members stick around, how this changes by space size and membership type, and what this means for retention and long-term revenue. It’s less about averages, more about understanding the shape of behaviour.

We look at things like bookings, resource usage, member behaviour, pricing, and occupancy across thousands of spaces. From there, we identify patterns, build benchmarks, and compare how they differ by region.
